A 0.84ha site in west Leduc located in the Deer Valley neighbourhood that incorporated the natural amenity of Deer Creek. The site is located north of an existing farmstead, west of a future apartment site, and east of duplex developments. The site consists of 9 buildings, 8 rowhousing buildings and 1 duplex building. Achieving a density of 40 du/nrha, the site was designed to achieve maximum efficiencies, while also creating a large central gathering space for residents of the site.
